See how much $$$ you save.

Your home is worth what it's worth. You decide how much commission you pay. On a $400,000 sale in Tampa Bay, the listing side alone is about $12,000. Ours is $799.

No obligation. Takes 2 minutes. We don't sell your information to anyone.

Our fee is flat. It doesn't grow when your price does.

Home value$400,000
$100k$500k$1M$1.5M$2M
Traditional listing side $10,000–$12,000 2.5%–3% to the listing agent
Our Basic plan $799 $299 today + $500 at closing

Listing side only. The buyer's agent fee is negotiated separately and is the same either way — we don't count it as a saving.

We'll pull the actual sold comps on your street and send back a price range with the three things that move it. It's free, it's yours to keep, and there's nothing to sign.

Who you're dealing with

Not a call centre and not an app. Oscar Marti is a licensed Florida broker, and he answers his own phone.

  • 34 years in real estate, based in St. Petersburg. Two companies, serving Tampa Bay through to Sarasota.
  • Your listing goes on Stellar MLS — the same system every Realtor in Tampa Bay uses. Not a classifieds site.
  • You keep control. You set the price, you approve the photos, you say yes or no to every offer.
  • Nothing is owed at closing beyond the plan you picked. No percentage, no surprise line on the settlement statement.

The questions people ask at the door

Who pays the buyer's agent now?

Since the 2024 rule changes, the buyer's agent fee is negotiated separately — it isn't automatically bundled into the listing. You decide what, if anything, you offer. That's true whether you list with us or with a traditional brokerage, which is exactly why we don't count it as part of your saving.

Is it really the same MLS?

Yes. Stellar MLS, the same one used across Tampa Bay — it reaches over 100,000 licensed Realtors. From there it syndicates to Zillow, Realtor.com, Redfin and the rest. A buyer's agent searching for homes sees your listing exactly as they'd see any other.

What if it doesn't sell?

Then you've spent the upfront portion of your plan and nothing else. The at-closing portion is only owed if you close. There's no commission clawback and no percentage waiting at the end.

What am I giving up for the lower fee?

You set appointments through ShowingTime App. You can accept, deny or re-schedule. You hold open houses if wanted. Otherwise, everything else is the same.

Do I have to decide anything today?

No. The report is free and it's yours whether you list with us or with anyone else. Plenty of people use it to check what their current agent is telling them.

Start with the number.

Find out what your home is worth and what you'd keep. Decide after that.
